Rentals on Lake of the Ozarks Vacation Rental Policy
*Check-In Procedure
On your Arrival Date we will meet you at the Vacation home at 4pm (if you would like to Arrive Early or Depart late (only if we have the time available) the Rate is $30.00 an hour Plus Tax-this must be approved by the Manager We will do a Walk-thru Arrival Inspection, answer any questions you have, give you the keys and the phone number at the home. Please have your Driver's License and ID ready for verification. We will go over the
Rental Agreement and we will both sign One person will be designated
as the Contact person responsible for all Guests arriving
Check-Out Procedure:
On the day of your Departure we will be at the Vacation home at 10am-Contact person must be present to do the Walk-thru Inspection.
Housekeeping will arrive at 10am--after housekeeping staff has cleaned the home they will report any damages, missing, abuse,home left untidy, if Extra housekeeping is required you will be charged $25/hour,if you want to Depart earlier than 10am please call me the night before and we
will meet you at the home at that time. Extra Housekeeping would be
any dishes, pots and pans, utensils left dirty and/or left in the dishwasher and not put back in kitchen cabinets. Trash left in home, Stove-Oven-Microwave-Refrigerator not left clean--home left extremely untidy--you will be charged Extra

Check-In will be at 4pm at the Vacation Home Check-Out will be at 10am If you will be arriving Late please call us on our cell phone – Should you Arrive Early or Depart Late you are subject to additional charges 573-280-4086 so we will know when to meet you--- A Departure cleaning will be charged on all Vacation Homes a Security Deposit will be charged on all Vacation Homes (we will refund the Security Deposit within seven business days after Departure date provided the house is left the way you found it (clean) No damages, No repairs, No replacement costs.
Payment Policy:
50% is due of total rental package, payment must be received in ten days or we have the right to re-book-- Balance is Due 14 days prior to your Arrival Date--If we don't receive your Balance 14 days prior to your arrival date -your deposit will be forfeited and we have the right to re-book your accommodations.

Cancellation Policy:
You must mail or fax to me in writing 30 days prior to your Arrival Date-you would like to cancel your reservations- Emails will be acceptable--- A $50 administrative fee will be deducted from your deposit-- If we don't receive the cancellation notice 30 days prior to your Arrival Date NO REFUND will be sent – No exceptions to this rule.

Assumption of Risk and Waiver of Liability, will need to be signed by all Guests upon your arrival (Parents will need to sign for Minors)
Credit Cards: We accept Visa, Mastercard, Discover. We do not add a administrative fee or a 3% surcharge- if your Method of Payment would be with a credit card until reservations are confirmed, Prices are subject to change without notice-Local and State Taxes will be charged -Departure cleaning will be charged -and a Refundable Security Deposit will be charged--your security deposit will be refunded back on your credit card within seven business days-provided the house is left clean, No damages, No replacement cost of Inventory--the security deposit is not limited just to the home--the Unit Andrew's Private Getaway-offers a New Honda Jet Ski Rental--security deposit would be subject to any repairs or replacement parts to Jet Ski --
-YOU THE SIGNER will be charged for the entire amount of loss including, repairs, replacement cost, labor and tax, additional cleaning fees, canceled reservation fees, any and all service fees. No credits, refunds or any other type of compensation will be given to renter in the event of power failure, interruption of TV service, appliance malfunction, undesirable weather, construction crew, heavy equipment, any type of service work being done, No phone service, early eviction or any other unforeseen circumstances beyond out control. This would include
plumbing, electric, heating and air, the hot tub, pool. Early Departure. Signer
agrees and understands no credits or refunds given.
Vistors that you invite over----stay 3 hours--considered a night's rent--
adjustments will be taken out of security deposit
No Extra people--No Extra Vehicles No large gatherings at the units
Only the Maximum number of people can be in the home at any given time Extra People-Extra Vehicles will need to leave immediately. NO EXCEPTIONS
Pets are only allowed in Pet friendly Vacation homes. You will be asked to leave immediately with NO REFUNDS if a Pet is discovered.

RENTAL AGREEMENT
NO Smoking in the house.
Only smoke outside--we do not pick up cigarette butts, a charge of $25/hr will be charged if housekeeping picks up cigarette--If there are signs you smoked in the home--you will be charged a fee to have any smoke odor from the house—If we find you smoking in the home you will be asked to leave immediately--NO REFUNDS NO EXCEPTIONS NO Fireworks, Fire Arms, Camp Fires.
Due to insurance risk, Fireworks, Fire Arms, Camp Fires are prohibited from being discharged anywhere on the property. You will need to leave immediately NO REFUNDS.
Assumption of risk, release and indemnification-YOU THE SIGNER and his/her guests agree and understand to assume all risk for injury, death, paralysis, loss of body parts, broken body parts, Minor and Major accidents, including Death or damage to persons or property in any way arising from the rental of an owned or leased Amax Property Management, Property Owners, Boat slip, Boat Dock, and participation in recreational or other activities on or about the premises and related facilities.Everyone staying in unit will neeed to sign
Further, said parties hereby release Amax Property Management LLC its agent and employees from any and all liability for such injuries and/or damages in any way arising out of their use of the premises and related facilities and agree and understand to indemnify and hold harmless from any and all claims, demands, losses or cause of action arising out of said use.
YOU THE SIGNER will be solely responsible in the event of damage, destructions or missing items in or on the property, or any unforeseeable loss. YOU THE SIGNER understand and agree to pay all Attorney's fees, collection costs and all court costs. All Medical bills any and all bills from now on Any Minor or Major accident including Death, Drowning, paralysis, any serious injury YOU THE SIGNER WILL BE RESPONSIBLE FOR ALL GUEST THAT ARE WITH YOU, VISITING YOU anywhere on the property. YOU THE SIGNER and his/her guests also agree and understand you will be responsible for any and all damages, repairs, replacement costs tot he property Owned or leased by Amax Property Management LLC which in any way arises out of the use of the premises and related facilities by said parties. Unit left not as you found it will be subject to additional cleaning charges. The Departure cleaning is not for the house to be left untidy, and not be left any other way but how you found it---clean--You do not need to do laundry, make-up beds, Housekeeping will do that.

NOTICE OF COMPANY DISCLAIMER
Check-In, Check-Out Check-in is at 4PM-Check-Out no later than 10am on day of departure. –NO EXCEPTIONS TO THIS RULE
Cancellation Policy We must receive in writing 30 days prior to your Arrival Date you are going to cancel your reservations, $50.00 will be taken out of your Deposit for re-booking. If you don’t send us in writing 30 days prior to your cancellation you will not receive your Deposit back.
Security Deposit A minimum of 50% deposit is required within 10 days after the reservation is made. If we don’t receive your deposit within 10 days we have the right to re-book your accommodations. Your deposit will be forfeited in the event your balance is not received 14 days BEFORE your scheduled arrival, and we have the right to re-book your accommodations. A $50 administrative fee will be deducted from your deposit if your reservation is cancelled after your rental agreement is electronically received. Local and State tax will be charged. We reserve the right to change rates at any time.
Keys Lesse Must return all keys to Property Manager upon departure. A $45.00 fee will be deducted from security deposit for all unreturned keys at time of departure. This fee will not be refunded in the event that keys are returned at a later date.
Maximum Occupancy All accommodations are made for a specific occupancy illustrated on the rates page. Should you have extra people this must be pre-arranged and paid for before your guests stay. A fee of $75 is charged for large gatherings at the home.
• Pets are only allowed in pet-friendly properties
• No smoking in any units
• No fireworks or camp fires
• No noxious or offensive activity shall be carried on in any unit
• Life jackets to be furnished by lesse (required for children under 12)
ASSUMPTION OF RISK, RELEASE AND INDEMNIFICATION - The signer and his/her guests agree to assume all risk for injury, death, or damage to persons or property in any way arising from the rental of an owned or leased AMAX PROPERTY MANAGEMENT or Boat Slip and participation in recreational or other activities on or about the premises and related facilities. Further, said parties hereby release AMAX PROPERTY MANAGEMENT, Inc., its agents and employees from any and all liability for such injuries and/or damages in any way arising out of their use of the premises and related facilities and agree to indemnify and hold them harmless from any claims, demands, losses or causes of action arising out of said use. Signer and his/her guests also agree to be responsible for any and all damage to the property owned or leased by AMAX PROPERTY MANAGEMENT, Inc. which in any way arises out of the use of
the premises and related facilities by said parties.
THE SIGNER AGREES TO THE INFORMATION ON THE CONFIRMATION NOTICE AND NOTICE OF COMPANY DISCLAIMER. AMAX PROPERTY MANAGEMENT IS NOT RESPONSIBLE FOR ANY ITEMS LEFT OR STOLEN
DURING OR AFTER DEPARTURE FROM THE UNIT. UNITS LEFT IN ABUSED CONDITION WILL BE SUBJECT TO ADDITIONAL CLEANING AND/OR DAMAGE REPAIR, OR REPLACEMENT CHARGES.
Cancellation Policy: Must be mailed to be in writing, 30 days prior to your arrival date—All of your Deposit will be refunded except $50.00 for re-booking—If I don’t receive your cancellation in writing 30 days prior to your arrival date—No refund will be mailed back to you.
